Welcome to Opulent Stays Inc. (“Opulent Stays,” “we,” “our,” or “us”). By accessing our website or engaging our property management services, you agree to be bound by the following Terms & Conditions. Please read them carefully.

1. Definitions

“Owner” refers to property owners who engage Opulent Stays to manage and market their property.
“Guest” refers to individuals booking and occupying properties managed by Opulent Stays.
“Platforms” refers to third-party booking sites such as Airbnb, Vrbo, Booking.com, and others.
“Services” refers to property management offerings provided by Opulent Stays, including but not limited to licensing guidance, listing creation, dynamic pricing, guest communication, cleaning coordination, and claims handling.

2. Scope of Services

We provide full-service short-term rental management, which may include:

Licensing guidance and regulatory support.
Listing creation, optimization, and photography.
Pricing management and revenue optimization.
Guest communication and booking support.
Cleaning and property turnover coordination.
Damage claim handling through booking platforms.

Disclaimer: We do not guarantee specific occupancy rates or revenue. Earnings depend on property type, seasonality, demand, and market conditions.

3. Owner Responsibilities

Owners are responsible for ensuring their property complies with all applicable laws, zoning regulations, permits, and strata/HOA bylaws.
Owners remain responsible for all mortgages, utilities, property taxes, and insurance not covered by booking platforms.
Owners must provide accurate property details and notify us promptly of any material changes.
We strongly recommend Owners maintain their own property and liability insurance in addition to any platform protections.

5. Bookings & Payments

All guest reservations and payments are processed by third-party booking platforms.
Owners receive payouts directly from the platforms, less applicable platform fees.
Our management fee is invoiced separately based on the terms of the Owner Agreement.
We are not responsible for payment processing errors or disputes handled by booking platforms.

6. Insurance & Liability

7. Limitation of Liability

To the maximum extent permitted by law, Opulent Stays is not liable for any indirect, incidental, or consequential damages.

Our maximum liability to any Owner or Guest is limited to the total management fees paid in the three (3) months preceding the claim.

8. Term & Termination

Either party may terminate services in accordance with the signed Owner Agreement (typically 14–30 days’ notice).

We reserve the right to suspend or terminate services immediately for non-payment, legal violations, or safety concerns.

9. Compliance with Local Laws

Owners are solely responsible for obtaining and maintaining all required permits, licenses, and tax compliance for their property.

Opulent Stays may provide guidance but assumes no liability for fines, penalties, or enforcement actions resulting from non-compliance.

10. Dispute Resolution

These Terms are governed by the laws of the Province of British Columbia, Canada.

Parties agree to attempt good-faith mediation or arbitration before pursuing litigation.

11. Intellectual Property

All content, branding, and materials on this website are the property of Opulent Stays Inc. and may not be reproduced without prior written consent.

12. Updates to Terms

We may update these Terms & Conditions periodically. Updates will be posted here with a revised “Last Updated” date. Continued use of our website or services constitutes acceptance of the updated Terms.
